How the RSU math works

How much house can I afford with RSU income?

Lenders typically count vested RSU income using a trailing average (often 24 months, or the lower 12-month figure) and add it to your salary and bonus. Enter your numbers above to estimate a purchase price — this is educational only, not a pre-approval.

Fannie-style trailing average

Take RSU dollars vested over the last 24 months and divide by 24 for a monthly figure (×12 for annual). If the last 12 months are lower than that average, many lenders use the lower trailing-12 run-rate instead.

Forward vest with a haircut

Some overlays compare the trailing average to the next 12 months of scheduled shares × current price × a haircut (often ~65–80%). This tool can take the lower of the two when you choose that method.

Continuance / new hire caveat

Agencies generally want a history of vested stock income and likely continuance after closing. Brand-new grants with little vesting history are often treated more like a bonus and may be excluded.
